Why Dénia needs windows engineered for the Montgó microclimate

Dénia enjoys the sheltered microclimate of the Marina Alta: Mount Montgó (753 m) acts as a natural barrier against westerly winds, afternoon temperatures are +2 °C warmer than in Alicante and winters are noticeably milder. The area is actively used for viticulture thanks to the favourable conditions. But this brings specific challenges:

  • Intense rainfall in October-November: the "gota fría" cold-drop storms can dump 80-150 mm on Dénia in just a few days. You need class 9A water tightness and a drained external gasket.
  • High salinity in Las Marinas: the long beach and proximity to the sea create a C4-C5 marine atmosphere. We use PVC with Ca-Zn stabilisers and Cortizo aluminium with marine-grade coating.
  • Sharp day-night temperature swings: proximity to Montgó creates 10-12 °C swings between day and night, causing internal condensation. Low-e glass with argon eliminates the problem.
  • High relative humidity: 75% annual average. Poorly ventilated windows breed mould on frames. We recommend systems with micro-ventilation or humidity-regulated handles.

How long does a full installation in Dénia take?+

I live in Montgó: which Natural Park rules must I follow?+

The Montgó-Marjal Pego-Oliva Natural Park requires: prior works notice to the Conselleria de Medi Ambient (10-15 days), respect for the permitted earth-tone RAL palette (browns, ochres, natural beiges — no bright white or loud colours) and limited working hours (08:00-18:00, no bank holidays). We handle all of this for you.

I own a village house on c/ Loreto: can I fit PVC?+

Yes, but you must respect the original aesthetic of Dénia's historic centre. We make PVC with wood-effect foil (chocolate, oak, walnut) that mimics traditional carpentry. We keep the original mullion pattern (cross-bars, divisions, etc.) so the town hall approves the refurbishment without issue.

I own a Las Marinas flat and only stay in summer: which carpentry suits me?+

For a second home shut for 6-9 months a year we recommend Kömmerling 88 mm Passivhaus with low-e argon glass: it eliminates condensation during long closures, resists Las Marinas salinity and blocks beach noise when you come in July-August. €5,500-8,000 for an average flat.

Yes. Peter, our international coordinator, is a native Dutch speaker and also speaks English, German and Spanish. We can send a bilingual quote (NL+ES or EN+ES) and the signed contract in both languages. All site communications can be in Dutch.

Can you prepare the paperwork for subsidies?+

Yes. We provide: itemised invoice by chapters, before-and-after energy certificate where required, installer's declaration, product datasheets and CE marking. That gives you everything for NextGen IDAE, IRPF, the Generalitat and the Dénia IBI rebate (including the extra rebate for restored historic-centre houses).

How does payment work? Do you accept international transfers?+

We accept bank transfer (including SEPA from the UK, Netherlands, Germany, Belgium), card and Bizum. Standard payment terms: 50% on signing and 50% on installation completion (not before). For larger Las Rotas or Montgó projects we can split into 3 milestones.

What happens to my old windows?+

We dismantle them, remove them and take them to an authorised waste facility in Dénia / Ondara. Removal cost is included in the quote — it does not appear as an "extra" at the end. If your homeowners' association needs a waste-management certificate, we provide it.
