Why a 25th-floor flat in Benidorm needs a special window

Benidorm has a unique microclimate: 300 sunny days a year because the Puig Campana mountain range (1,410 m) blocks cold northerly winds, 67% average humidity and torrential downpours ("gota fría") in September-October. But the real issue is not the ground-level climate; it is what happens at altitude:

  • Wind multiplies with altitude: Eurocode 1 (UNE-EN 1991-1-4) zone Bz1 (C). At ground level, base pressure qb = 0.5 kN/m². On floor 25 (≈75 m), the pressure on the window can reach 1,800-2,200 Pa. A standard class C3 window (≤1,200 Pa) deforms and lets water in.
  • Tempered glass mandatory above floor 7 (CTE DB-SUA 1, §1.4). In Intempo (47 floors), Gran Bali (52), Gemelos 28 (43) — any breakage risks falling onto a public street. We use 6+6.4 tempered minimum, and on east-facing flats we recommend 8+8.4 tempered-laminated.
  • Constant salt + UV: 300 sunny days degrade Chinese PVC in 5-7 years (yellowing, brittleness). We work only with Kömmerling class S (German UV resistance) or Salamander BluEvolution. On aluminium, QUALIMARINE coating is mandatory facing the sea.
  • Oblique rain + gust = leak: the gota fría dumps 50-80 mm/h sideways. Every window is fitted with double EPDM gaskets, perimeter drainage and minimum water-tightness class 9A (E1200) — class E1500 on SE-E orientations for coastal buildings.

Regulations, wind calculation and official certificates

In Benidorm code compliance is especially demanding because of building heights. Every window leaves the workshop with CE marking, a wind-pressure calculation per Eurocode 1 and the documentation required by the Spanish Building Code (CTE).

Eurocode 1 — UNE-EN 1991-1-4

Wind-load calculation. Benidorm = zone Bz1, terrain category C (open coastline). Above floor 15 we require wind class C5 minimum (2,000 Pa nominal pressure).

CTE DB-SUA 1 §1.4 — glazing at altitude

Above 7 m from ground level, glass must be tempered or laminated safety to prevent falling outside. We use 6 mm tempered minimum + PVB film on the inner face.

CE marking (EU 305/2011)

Declaration of performance (DoP) by model and project, with specific wind (class Cx) and water (class Ex) performance. Without this, no window has been legal in Spain since 2014.

CTE DB-HE 2019 zone B3

We meet Uw ≤ 2.2 W/m²K (required) and most reach 1.0-1.2 W/m²K (class A+). Critical for the before/after energy certificate for the NextGen grant.

RC2 / RC3 anti-burglary (recommended)

I live on floor 25 of Edificio Gemelos — which window do I need?+

At that altitude wind pressure can reach 2,000 Pa (class C5 per Eurocode 1, zone Bz1 category C). You need: Kömmerling 76 AD with 2.0 mm steel reinforcement, 6+6.4 tempered-laminated glazing (mandatory per CTE DB-SUA 1 above floor 7), RC2 hardware minimum and water-tightness class E1200 (9A). Surcharge vs standard window: 15-20%.

Do you need an external crane to hoist the windows?+

Above floor 15 almost always yes, unless windows fit in the lift (rare above 1.5 m tall). We coordinate the crane booking with the community (15-30 days lead time in Gemelos, Coblanca, Intempo) and the loading-bay permit with Benidorm Council. Crane cost is included in the quote — never a final "extra".

My apartment is rented on Airbnb — can it be installed without halting the let?+

Yes. We coordinate with your check-out and the next check-in: in standard holiday apartments (5-7 windows) installation takes 1-2 days. Usually we go in Monday after a Sunday check-out and hand over Wednesday before check-in. Zero days off-rent.

I do not live in Spain (British / Norwegian / Dutch): how does it work?+

It is our daily reality — 60% of Benidorm owners are foreign. We serve you in English, German, Norwegian or Dutch (spoken and written). On-site survey with a trusted person you have in Benidorm (administrator, neighbour, concierge). Bilingual Spanish-English contract. Payment by international transfer or card. We send you photos and video of the job so you can follow it remotely.

Do you work with large communities (200-500 homes)?+

It is our strongest profile in Benidorm. We have delivered jobs at Aqua Nature (320 homes), Gemelos 24/26/28 and Coblanca. We coordinate with the administrator, prepare quotes per home type (A/B/C), apply a 12-18% volume discount, phase manufacturing and produce a single works certificate for the community.

Will the windows withstand the September-October gota fría?+

Yes, that is why we use minimum water-tightness class E1200 (9A) — withstands 1,200 Pa combined with pressurised water. On SE/E orientations (facing Levante) we step up to class E1500. Double EPDM gasket + perimeter drainage + anti-rain bottom seal. Written no-leak warranty.

Can you process the grant paperwork?+

Yes. We deliver: itemised invoice broken down by section, before/after energy certificate, installer's declaration, data sheets for every product, CE marking and Eurocode 1 wind-load calculation. With that you have everything for NextGen IDAE, the income-tax deduction, the IVACE Generalitat grant and the Benidorm IBI rebate.

How does payment work? Do you accept financing?+

We accept bank transfer (including international SEPA/SWIFT), card and Bizum. Usual schedule: 50% on signing and 50% on completion (not before). For larger jobs (communities) we can split into 3 milestones. If you need bank financing with preferential rates for energy refurbishments, we can advise.
