Specialists in listed Modernist buildings of Cartagena and QUALIMARINE anti-salinity carpentry for La Manga del Mar Menor. Real experience with Heritage Office paperwork, NE winds and extreme harbour salinity.

Why people choose us in Cartagena

Specialists in Modernist heritage and extreme salinity

Cartagena is in fact three very different cities: the Historic Centre declared Conjunto Histórico-Artístico with listed Modernist buildings (Casa Maestre, Casa Cervantes, Gran Hotel), the coastal strip with extreme salinity from both the Mar Menor and the Mediterranean, and the residential ensanche. We apply a tailored solution for each.

🏛️

Heritage Office experience

We have restored carpentry on listed buildings of Cartagena's Old Town. We know the Municipal Heritage Office protocol: technical report, photo-montage, approved RAL colours and traditional mullion patterns.

🌊

La Manga extreme-salinity protection

La Manga del Mar Menor takes salt from both sides (Mar Menor + Mediterranean). We use Cortizo COR 70 aluminium with certified QUALIMARINE lacquering and stainless Roto NX hardware — they last 25+ years without rusting.

🏭

Our own factory in Alicante

We cut Kömmerling and Cortizo profiles in our own workshop (110 km to Cartagena via AP-7). No middlemen = 15-22% less than franchised chains buying from a Madrid catalogue.

We know the Naval Base area

Some districts close to the Naval Base have limits on height, reflective colours and glare towards the military harbour. We advise on non-specular lacquers and applicable rules.

📋

Region of Murcia grants

We file NextGen IDAE Region of Murcia (up to 80%), 60% IRPF deduction, INFO grants and the IBI rebate from Cartagena Town Hall for energy refurbishment.

🛡️

10-year written warranty

Ten-year warranty on the profile + 5 years on Roto NX hardware + 2 years on seals. Signed contract. If condensation, rust or leakage occurs, we return to Cartagena at no charge.

The climate rules

Why 20-year-old windows fail in Cartagena

Cartagena records 320 days of sun a year, average 75% humidity (very high because of the harbour), prevailing NE winds (Tramontana) and extreme salinity from the dual Mar Menor + Mediterranean exposure. This combination does three things to poorly specified windows:

  • Salinity rusts hardware and unlacquered aluminium: especially in La Manga, where the air carries salt from both sides. Rusted hardware stops closing properly within 3-4 years. We use stainless Roto NX and QUALIMARINE lacquering.
  • Harbour humidity rots timber and cracks gaskets: with 75% average humidity, traditional timber in the Centre swells and warps. Old EPDM gaskets craze. Modern uPVC with twin seals solves the problem for good.
  • NE Tramontana shakes single-pane glass: harbour wind hits facades with 70-95 km/h gusts in winter. 4 mm panes whistle and vibrate. We swap them for 4/16/4 climalit with argon or triple-glazing depending on orientation.
  • Intense UV degrades cheap Chinese uPVC: they lose colour in 5-7 years and become brittle. German Kömmerling (class S to UNE EN 12608) lasts 40+ years keeping its whiteness and mechanical strength.

Modernist building in the Historic Centre

80-130 m² flat in a listed building (Calle Mayor, Plaza San Sebastián, Trovero Marín). Facade protected by Heritage Office.

Typical problem

You cannot change the exterior look — original timber or aluminium very degraded, infiltrated damp, cold in winter.

VentanaCosta solution

Restoration + wood-effect uPVC in a Heritage-approved colour + traditional mullion pattern. €6,000-12,000.

High-rise flat in La Manga

60-90 m² tourist flat in a 10-20-storey tower with dual exposure to Mar Menor + Mediterranean. Extreme salinity.

Typical problem

Aluminium rusted within 3-4 years, hardware seized by salt, degraded shutters, glass pitted by sand.

VentanaCosta solution

Cortizo COR 70 aluminium with QUALIMARINE lacquering + stainless hardware + toughened safety glass. €6,500-9,000 (+25% La Manga logistics).

Mar Menor / Playa Honda villa

180-280 m² detached chalet, beachfront on the Mar Menor, large openings facing the water.

Typical problem

Large 3-5 m openings on old sliders that get heavy and jam, salt attacks 1990s lacquering, summer tourist noise.

VentanaCosta solution

Cortizo Cor Vision frameless aluminium + HS 200 lift-and-slide 5 m + 6+6.4 toughened glass. €16,000-30,000.

Ensanche / Los Dolores community

40-150-flat 1970s-90s blocks. Block-wide refurbishment approved by owners' meeting.

Typical problem

Aluminium without thermal break, patchy facade from individual refurbishments, inflated quotes from chains.

VentanaCosta solution

Single Kömmerling 70 order with a 14-20% discount, staged manufacture by stairwell, fixed price per type A/B/C flat.

Which material suits Cartagena

PVC or aluminium in Cartagena: which to choose

In Cartagena the choice depends a lot on distance to the sea. PVC works well in the Ensanche and inland districts; QUALIMARINE aluminium rules in La Manga, Cabo de Palos and beachfront Mar Menor. This table sums up our recommendation after 14 years on the ground.

The team that comes to your home

Named people with local experience

VentanaCosta does not subcontract: the surveyor who measures is on the payroll, and so is the installer. This matters in Cartagena because every area has its own rules — the Centre has Heritage, La Manga has tower logistics and salt, the Ensanche has strict owners' associations with limited working hours and lifts.

We have been installing across Alicante and the Region of Murcia since 2010. Fourteen years, 3,200+ homes, zero court cases.

Frequently asked questions

Answering the most common questions in Cartagena

How long does a full installation in Cartagena take?+

From quote sign-off to handover: 10-14 working days of manufacture + 1-2 days of installation per home (average flat). Add 3-5 weeks for Historic Centre projects to handle the Municipal Heritage paperwork. For 50+ flat communities we plan blocks of 2-3 weeks each.

Does the on-site survey cost anything?+

No. On-site survey + fixed quote are free and no-obligation across all of Cartagena, Cabo de Palos, La Manga, Playa Honda, Santiago de la Ribera and nearby towns like San Pedro del Pinatar, Los Alcázares and Mazarrón.

Can you fit windows in my La Manga flat that won't rust in 3 years?+

Yes. The key is the QUALIMARINE certificate: a lacquering specifically designed for extreme marine environments with additional pretreatment and a coating thickness of ≥ 60 microns. Combined with stainless Roto NX hardware, we guarantee 25+ years without visible rust in La Manga. It costs a little more but spares you redoing the work in 4-5 years.

I live in a Modernist building in the Historic Centre — can you replace my windows?+

Yes, with permission from Cartagena's Municipal Heritage Office. We prepare a technical report with photo-montage, approved RAL specification and a traditional mullion pattern. We use wood-effect uPVC or aluminium lacquered in a historic colour. Typical approval time: 3-5 weeks.

Can you prepare the paperwork for Region of Murcia subsidies?+

Yes. We provide: itemised invoice by chapters, before-and-after energy certificate where required, installer's declaration, product datasheets and CE + QUALIMARINE marking. That gives you everything for NextGen IDAE Region of Murcia, IRPF, INFO and the Cartagena IBI rebate.

Why does it cost more in La Manga than in Cartagena city?+

For two reasons: logistics (single access road, slower transport, tower unloading by lift) and material (certified QUALIMARINE lacquering for extreme salinity costs 18-22% more than standard lacquering). The typical surcharge is +25% compared to an equivalent home in the Ensanche or Los Dolores.

How does payment work? Do you accept finance?+

We accept bank transfer, card and Bizum. Standard payment terms: 50% on signing and 50% on installation completion (not before). For larger La Manga or Mar Menor villa projects we can split into 3 milestones. If you need bank finance, we can recommend lenders with preferential rates for energy refurbishments.

What happens to my old rusted La Manga windows?+

We dismantle them, remove them and take them to an authorised waste facility in the Region of Murcia. The rusted aluminium is recycled. Removal cost is included in the quote — it does not appear as an "extra" at the end. If your homeowners' association needs a waste-management certificate, we provide it.
