Controlled full opening: 90° for intermediate ventilation, 180° for total cleaning. The axis can be ordered vertical (symmetric opening) or horizontal (rain-protected ventilation from above).

Where a casement is limited to 1 × 1.4 m by hinge capacity, the pivot reaches 1.5 × 2 m (3 m² of glazing) because the weight is distributed on the central axis, not on one side.

Exterior cleaning from inside

From the 3rd floor, cleaning exterior glass requires a harness or pole. With a pivot you rotate 180° and clean the outside while standing in the living room. Real saving: €60-90/professional clean × 4 a year.

Continuous double EPDM gasket all around the sash (uninterrupted by a hinge) achieves Class 4 air tightness and Class E1200 water — better than a standard casement of the same series.

How it works inside

The pivot axis mechanism, explained

A pivot doesn't have lateral hinges like a casement. It has a central pivot axis — two opposing bearings, one top and one bottom (or left-right) — on which the sash rotates like a small-scale hotel revolving door.

  • Upper bearing with hydraulic brake: controls rotation speed, prevents the sash from spinning uncontrolled with wind or gravity. Roto Patio Inowa or FFB brand.
  • Lower bearing with load support: takes the vertical sash weight (up to 200 kg). AISI 316 stainless steel in the marine version.
  • Balanced counterweight: on a horizontal axis, an internal counterweight in the frame neutralises the upper half of the sash so it opens with two fingers.
  • Reinforced perimeter locks: 4-6 closing points around the sash driven by a single central handle — needed because without them the sash would vibrate.

Axis positions

4 pivot-axis configurations available

The axis doesn't have to sit at the geometric centre of the sash. These are the four positions we manufacture by intended architectural effect.

1. Centred vertical axis

The axis runs through the geometric vertical centre of the sash. Symmetric left/right opening, 90° each side.

Typical use: offices, commercial façades, bathrooms.

2. Off-centre vertical axis 1/3

The axis shifts 1/3 of the width from the hinge side. Asymmetric opening (1/3 inside - 2/3 outside) for a theatrical effect.

Typical use: distinctive architecture, author homes.

3. Upper horizontal axis (at 2/3)

Horizontal axis at 2/3 of the height. The lower part rotates outwards, the upper inwards. Rain-protected ventilation.

Typical use: penthouses, contemporary living rooms with views.

4. Dual pivot (vertical + horizontal)

Special variant with two modes: vertical pivot for cleaning + horizontal pivot for ventilation. Complex mechanism exclusive to Schüco AWS 75 PD.SI.

How we work

Special measurement and lintel-reinforcement process

A pivot isn't measured like a casement. The pivot axis requires millimetre vertical and horizontal precision — a 2 mm misalignment unbalances the rotation. These are the six specific steps.

Precise laser axis measurement

We use a Leica cross-line laser to verify the vertical plumb of the axis and lintel level. Tolerance <1 mm.

Lintel reinforcement assessment

The lintel must take the moment of force created by the rotation. In old homes it may require UPN profile reinforcement.

Quote with axis plans

We deliver a CAD drawing with the exact axis position (vertical/horizontal/centred/off-centre) signed for your approval.

Manufacturing with hardware pre-installed

The Roto Patio Inowa hardware is mounted in the workshop under quality control. Rotation is tested 50 times before shipping.

Installation with on-site adjustment

Frequently asked questions

8 common questions about pivot windows

Is a pivot window safe for small children?+

By default not, because the 180° opening lets a child rotate the sash with their body weight. For homes with children we recommend: 1) mechanical opening limiter blocking at 15°, 2) Hoppe Secustic key-locking handle that only turns with a key, 3) premium option: electromechanical lock with family code.

Can the sash be left fixed (non-operable)?+

Yes, there's a "fixed pivot" option: the axis is mechanically locked with hidden screws and the sash stops rotating. Keeps the pivot look (the distinctive mechanism appearance) without the opening function. Typical use: shop windows or decorative double-height windows.

How much more expensive is it vs a normal casement?+

Roughly 2-3 times more expensive. An aluminium Cortizo COR 70 casement runs 350-550 €/m². A Cortizo COR 80 pivot runs 850-1,300 €/m². The difference: Roto Patio Inowa hardware (~€450), lintel reinforcement and on-site adjustment labour. It isn't a "premium option": it's a different mechanism.

Does it need special maintenance?+

Yes, more than tilt-and-turn. Pivot axis and bearing greasing every 12-18 months with NLGI 2 lithium grease (we provide the first tub). Visual EPDM gasket check every year and replacement every 8-10 years. If you lose the manual or aren't sure, we schedule a maintenance visit for €80.

Can it be combined with external or internal shutters?+

No, no type of shutter is compatible. The 180° rotation mechanism physically and inevitably clashes with any slat, guide or shutter box. Functional alternative: motorised screen interior blind mounted on the interior lintel + SunGuard solar-control glass if you need to reduce solar incidence.

What's the manufacturing lead time?+

Aluminium pivots Cortizo Cor 80 or Schüco AWS 75 PD.SI: 4-6 weeks. The reason is the Roto Patio Inowa hardware imported from Stuttgart with a 3-week lead. Kömmerling Aluclip Pro PVC pivots: 3-4 weeks. A motorised Schüco TipTronic pivot: 6-8 weeks (electronics add extra lead).

Can the sash jam in strong wind?+

With correctly tuned hardware, no. The Roto Patio Inowa hydraulic brake compensates wind force up to 50-60 km/h gusts. For strong-Levante areas (Cabo San Antonio in Jávea, Mascarat in Altea) we recommend the reinforced hydraulic-brake version (+€220) holding up to 80 km/h. For extreme cases, a wind sensor closes the window automatically.

Is it compatible with home automation and smart-home integration?+

Yes. The Roto E-Tec system offers an integrated pivot motor compatible with the KNX protocol (Loxone, Gira, Jung) and open APIs (Home Assistant, Apple HomeKit via bridge). Typical programming: automatic opening if indoor CO2 >1,000 ppm or temperature >28°C. Motor + integration cost: an additional €1,200-1,800/window.
